Theme Intent and Purpose
NOTICE: Wherever possible, this material has been copyrighted. Viewing this material is an agreement to hold its ideas, concepts, and innovations to be proprietary and subject to C.L.I.C. guidelines and agreements. Alignment with the Social Enterprise, ecological, sustainable green, and/or any other concept intent of this development proposal is prerequisite for project involvement. Beginnings and Underpinnings:
Cognitive Livelihoods In Christ’s Major SJC Projects for 2010
1.) After successfully stirring up some interest in San Juan Capistrano on behalf of a proactive approach to disadvantaged populations, ecological sustainability, openspace sustainability, and small footprint strategies, we approached the City with major goals and ideas for further study.
2.) Simultaneously, we hoped to explore an international commercial partnership project base in many more localities, varying the theme, but continuing to reciprocally support and bolster the gist of such holistic service concepts and opportunity development as we hope to implement. A wealth creating concept, this base will be committed to including Social Enterprise aspects embedded within the projects, including human development, environmental protection, and sustainable green methodologies. Its main purpose, however, would be seeking out an involvement in commercial ventures of unusual economic promise for the benefit of uplifting municipality, the environment, and economically adversely affected populations.
Members of the City of San Juan Capistrano Housing Advisory Committee thought that "the city might be interested in CLIC’s proposal, but we should probably have more information before making any sort of presentation. We need to be able to explain who CLIC wants to serve, what services they will make available, and what kind of support or assistance they hope the city will provide." To this end, the following preliminary outline of concept has been prepared:

Presentation
Who And What We Want to Serve:
The objective of these projects is the implementation of a Social Enterprise and a commercial venture cooperative aimed at the refinement and regeneration of human and environmental nobility within a roughened or neglected framework. The proffered projects will augment and support each other as specific foundational requirements. What principles are contained herein apply equally to supportive and transitional living goals, environmental progress, and sustainable green building philosophies. The main intent, however, will be to produce a very commercially viable project for all concerned within a unique wealth creation opportunity for the City.
Philosophy:
All progress requires an uplifting! Even that which can be considered to be in the realm of the purely spiritual seeks an ascent! Expansion is the grateful opposite of stagnation and the antidote for a narrowing in of horizons and purpose.
We aim to serve those who are ready to uplift! As a Christian organization, we believe that Christianity is uplifting! Other faiths, however, also concur in principle with such a premise. A Believer does not, long, wallow in the gutter of ignorance, intolerance, and artificial stimulations. Opportunity is the energy of the universes. Creativity is the energy of Universal Intelligence. From the Christian perspective: Love, Light, Life, are what we were made in the image of, and our able expressions, the oscillation of such creative energy as is within us, alone leads to a total refining, a prospering, and an ennobling of effect.
What Services We Will Make Available
Housing implementations and rehabilitative educational opportunities, for those just freed of substance abuse and other problems, will intertwine with environmental goals. The supportive housing opportunities will serve as a theme demonstrative base. The 100 acre ranch project should exemplify and display character and ambiance equally conducive to rejuvenation and recovery; and, must also serve as a base to present to the general public a magnetic uplift, a regeneration of mood, outlook towards invigorating environmental and sustainable issues which must also prove wealth creating.
Theme Park Implementations
The goal of the theme park will emphasize educational opportunities and interactive projects. Educational opportunities, here, will be seen mainly as impromptu occasions for universal outlook construction. In other words, the humanities fill the spirit and the sciences excite the involvement of the mind; remembering always that depression is the product of bored resentment and too narrow of a focus. Project work space will allow hands on exploration in creating and supporting park projects, opening ongoing other financial horizons as ever increasing familiarity with one's creative and comprehensive abilities develops.
The Kind of Support and Assistance the City May Provide
With as much of a partnership attitude as we can harness together, C.L.I.C., ideally, will be joining the City of San Juan Capistrano and a team of developer companies in the pursuit of mutually realizing such uplifting goals. With hands across the globe, C.L.I.C. aims to get things moving the Social Enterprise way: towards Sustainable Green and Human Developmental ideals enmeshed in and throughout the primary goals of making this a spectacular revenue generator for the City and for making things reciprocally better all around in a definitive, expanding, wealth creating, way.
1.) We will seek out and identify funding and revenue sources.
These are not only such as may be identifiable along the lines of SB2, public and private, grant fund seeking strategies; but, also such methods as are self generating and organized along cooperative social/commercial venture involvement and marketing paths.
2.) We will seek to align chosen themes and concepts and/or attractions with our mutual requirements and purposes: realizing that commercial, environmental, and human creative potentials must reconcile.
THEME CONCEPT OUTLINES
Our global team of Christian cooperative, university level, architectural members is already striving for a 21’st Century, post modern, grip on a “Surfer Dude Ranch” style of attraction with a “Wild West flavor of the past” still to be found rampant within an essential Equestrian motive. This theme must also seek to become embedded in, a demonstrable here and now excitement with a visualize-able past blending itself easily within a futuristic hint of things to come. We do not want anything resembling a "dude" ranch from black and white, 1950's dimension; dad’s dude ranch is perceived as a thing of the past and such concepts have, statistically, been dwindling in popularity.
Still, this must be a “saddle up and mount them” premise. Also, California and two involved cities will be striving, now, to align its ordinances and regulations to accommodate horseman and surf rider with trails and beach front opportunities. Housing markets will be affected; so the theme, must also, peripherally, suggest upscale residential opportunities in the area. Thus, this proposal blends and meshes all the above within a trip through time and a coming to rest in an era of Wild West romanticism that still flourished just at the end of an epoch known for its great “robber baron” innovators: an era of built up opulence moving perceptibly along towards the modern and the post modern of California and its Surf culture. We look to show that the West has come a long way with a surge! 

We feel that doing justice to the allure of it all, takes us into a realm which seems to win out through all generations and tastes: One of adventure merging within newly emerging aspects of upscale American comfort, even one just beginning to point to a future of sustainable and elegant regeneration and nobility of premise: 
A time when our "horses" are beginning to perk up!
All things start in the heart. Thus we think first of the interiors of Geoffrey Bennison, (1921 – 1984) [an enduring company and prospective materials project partner]. 
From this consciousness filtered back to a time period hazily identifiable within the first decades of the Twentieth Century, we can, not only unite the horse with the automobile in spectacular display, but bring it, sequentially, up to date.

Commercial Venture
Three major buildings on the site are the Grand Hotel, the great oval roofed Acts I Dinner Theater, and the History of Western Theology Church:




Acts I is a unique human development resource brought about in cooperation with the University of California at Santa Cruz's Drama Department.
History of California Theology Church is a unique opportunity to explore our theological roots and how they developed, expanded, and are still expanding. The Church doubles as a Museum of Western Church History. 
TRAILS AND PATHS ARE GATEWAYS
We begin with a grand hotel time machine, an ACTS I Dinner Theater (See video taking us through 3 decades), and time travel pathways one can transverse by either car or horse. If one has not registered at the hotel, for example, enclaves of theme content also offer up unusual occasion to spend the night. Cars on paved lanes will skirt their own era; however, horses on their paths can take you anywhere. 


Not on horse? Tram and Buggy rides whiz you to downtown or to surf and 




beach which can also be reached by equestrian paths!


Remembering Those Who Built
Tucked neatly away amongst all the attractions and trails, are the theme park's selct senior housing cottages which offer a special opportunity in fulfillment of the City's supportive housing goals! 

Alignment and Financial Affiliation Aspects
Venture philanthropy capital and social enterprise affiliated commercial venture developers work in conjunction with market developer participants to fund each stage of the completion. Each developer participant agrees to theme and purpose assignations as outlined in overseeing agreements. Each developer participant agrees to incorporate social purpose and adjacent necessary funding into each design and construction phase as per agreement with CLIC. All agree to work closely with the City of San Juan through CLIC liaison. All agree to employ or subcontract, wherever possible, with local and regional firms, giving priority to human development considerations wherever and whenever possible. Formal Proposal Presentation must include agreement to hold unity of theme, purpose and concept intact. (See Below) Estimates, bid preparation, and prefunding needs will be financed by the affiliation group.
SAMPLE AGREEMENT
Agreement Establishing Proprietary Design, Theme, and Executive Inclusionary Rights in a Park Development
This contract, entered into by the undersigned with Cognitive Livelihoods in Christ Associates, hereinafter referred to as CLIC, establishes control rights and proprietary assignations to a theme park and its design and development.
1.) The undersigned hereby agree to hold proprietary all stages of CLIC's revealed planning, design, attractions, feasibility studies, general development details (including such locations as already have, or have yet to be selected), and to respect and maintain the integrity and confidentiality of all intellectual property, affiliation brokerage efforts and related agreements entered into by CLIC. Any exceptions to this must be cleared for by obtaining written consent to such exception from CLIC. The undersigned agree to indemnify, defend and hold harmless from and against all losses, liability, expenses, damages and costs, including reasonable attorneys' fees, made by any third party resulting from any violation of this Agreement or any activity related to their access to this proprietary and intellectual property (including negligent or wrongful conduct).
2.) The undersigned hereby agree to assign final inclusionary participation rights, theme maintenance definition, definition of conceptual purpose decision rights, and all other theme and purpose integral executive decision rights to CLIC during all stages of design and development, organization, construction, and final operation. This is to include the pre-planning phases, the preliminary study phases, the selection and approval of participants phase, the approval of constructional materials and methods phase, the design suitability and any and all other phases as may be effected by theme and purpose interpretation. Ultimate design suitability and alignment with purpose decisions, after consultation and recommendation, will be determined by CLIC. CLIC and the undersigned agree to indemnify, defend and hold harmless all involved Parties from and against all losses, liability, expenses, damages and costs, including reasonable attorneys' fees, made by any third party resulting from any violation of this Agreement or any activity related to the intent and meaning of this agreement (including negligent or wrongful conduct).
